Steven J. Fishman has over 40 years of experience providing income, trust and estate, charitable tax compliance and planning, accounting, and strategic and business advisory services. He specializes in working with high-net-worth individuals and their closely held businesses. Steven’s focus is primarily on the real estate industry, specializing in working with sponsors and family office clients. His practice also includes manufacturing, distribution, and other service businesses. Steven’s efforts were recently recognized by the Los Angeles Business Journal when he was nominated in 2024 as one of the city’s top CPAs.
Steven graduated from the University of California, Los Angeles in June 1978 with a B.A. and a degree in Economics. He received his CPA certificate in 1980. Steven is a member of both the American Institute of Certified Public Accountants and the California Society of Certified Public Accountants.
Steven has been with Fishman Block + Diamond by Cerity Partners for the past four decades and began his career at Kenneth Leventhal & Company (now part of Ernst & Young’s real estate group) when they were our country’s 10th largest national accounting firm.
Steven is very active in giving back to the community, both locally and nationally. He is a past president, board member, chair of the strategic planning committee, and member of the HR committee for Stephen Wise Temple. Steven has chaired the local executive committee, and is a National Council member of AIPAC. As a board member of Jewish Federation Los Angeles, Steven is a member of the executive, finance, real estate, and strategic planning and distribution committees. Steven is a national board member of Birthright Israel, past chair of the Los Angeles leadership council, board member of the Impact Forum, and board member of Wise Readers to Leaders (a summer teen literacy program). Additionally, Steven is a member of the national board of governors of Hebrew Union College, a national board member of ELNET, an active supporter of JINSA, and as a trustee of The Washington Institute.
Steven has been married to his wife Jodie for 45 years. They have three children and seven grandchildren.
Warren J. “Skip” Kessler is known for his creativity in structuring complex transactions in the real estate space while still “painting within the lines.” Whether a partnership, limited liability company, or corporation, he is able to structure real estate transactions to maximize their tax efficiency for his clients.
His capabilities extend to partnership restructuring and M&A transactions. He is a national expert in structuring Section 1031 forward and reverse exchanges, as well as structuring dispositions where some partners or members want to exchange separately or where some partners or members want to exchange and others want to cash out. Likewise, his expertise extends to the complex California property tax rules. When the Qualified Opportunity Zone statute was recently enacted, he became an expert in that area as well. His expertise also extends to successfully representing his clients in front of the Franchise Tax Board and Internal Revenue Service when they are audited.
Part of Skip’s success is his deep understanding of underlying real estate, partnership, limited liability company, and finance issues. His clients include institutions, large real estate portfolio owners, private businesses, and ultra-high–net-worth individuals.
Skip is a frequent speaker on cutting-edge Section 1031 topics, regularly presenting at high-level national seminars. He has been selected as a Super Lawyer every year since 2006 and has been listed in The Best Lawyers in America® every year since 2013.
Skip received his A.B. degree in Government from Cornell University and is an officer of his class. He received his J.D. degree, cum laude, from The University of Michigan Law School. Skip is also involved in numerous charitable and pro bono activities. He is a former chair and director of the California Housing Partnership Corporation. He previously served as the General Counsel to Wilshire Boulevard Temple and is now a trustee of the Temple.
