Will Cipes joined Carmel Partners in 2016 as Director, Development. As Senior Vice President, he is responsible for sourcing new multifamily development projects in Southern California. He evaluates feasibility, performs sub-market due diligence, and structures transactions.
His background includes more than 13 years in diverse capacities within the real estate industry. Prior to Carmel, Mr. Cipes was Vice President with Kanon Ventures, focusing on the overall portfolio performance of over 2.5 million square feet of assets, including creative office, medical, retail, and residential properties.
Mr. Cipes received his bachelor’s degree in Political Science from Pitzer College, and a master’s in Real Estate Development from the University of Southern California.
Matthew Quiat joined Carmel in 2023 as Director, Asset Management. Matthew oversees the financial and operational performance of real estate or investment assets, implementing strategies to maximize value, optimize returns, and mitigate risks.
Mr. Quiat is the Founder of Peachwood Properties, a real estate private equity firm in Los Angeles. Since 2022, he has delivered 16% - 38% net investor IRRs on multifamily assets in Atlanta. Prior to Carmel, Matthew worked as a Development Manager at Brookfield Properties, leading $2.5 billion in mixed-use projects. He also worked as an Investment Associate at The Brooksville Company, underwriting over 100 acquisition opportunities and leading the repositioning of The Mercer.
Earlier roles include Investment Associate at Stonehenge Partners and Senior Financial Analyst at American Express, where he gained extensive experience in underwriting, due diligence, and financial analysis. Mr. Quiat received his bachelor’s degree in Management from the University of Maryland, and a master’s in Real Estate from New York University.
Lauren Guastavino began her property management career as a Leasing Consultant in New York City in 2012 and has been with Greystar since 2020. Lauren has worked on all property types including mid-rise, garden-style, and high-rise assets, including lease-ups, renovations, building sales, and stabilized assets.
She opened the tallest building in Brooklyn as Community Supervisor with AvalonBay in 2015 achieving the lease-up excellence award for dual branded tower: AVA DoBro and Avalon Willoughby Square. Lauren moved to Los Angeles in 2017 and has worked in several markets including Burbank, DTLA, Hollywood, and Culver City. Specializing in new construction lease-ups, she successfully stabilized the Cumulus assets ARQ and VOX with Greystar and Carmel Partners in 2023 before moving to Alloy in 2024.
